What does a buyer’s broker cost, and who pays?

In most Florida industrial purchases the buyer pays nothing out of pocket for buyer representation — the fee is paid at closing out of the commission the seller has already agreed to pay. Either way the number is fixed in the engagement letter at the start, never introduced mid-deal.

Can I use a buyer’s broker if I have already contacted the listing broker?

Yes, a buyer can bring in Ironmark after contacting a listing broker, but do it before touring the property or submitting an offer. The listing broker works for the seller and owes the buyer no duty of loyalty on price or terms. Once a buyer has been registered on a property by the listing side, adding representation later can raise a procuring-cause dispute that is easier to avoid than to unwind.

Why is small-bay industrial space so hard to buy in South Florida?

Small-bay industrial is scarce in South Florida because vacancy concentrates in the large end of the market. Miami-Dade industrial buildings under 50,000 square feet ran 4.2% vacant in 3Q 2026 while buildings over 250,000 square feet ran 13.2%, and Palm Beach County showed 4.1% vacancy under 100,000 square feet against 19% above it, per Ironmark’s quarterly research. Buyers under 50,000 square feet are competing for a genuinely thin pool.
