The Martin County Industrial Market Now

Martin County has two very different industrial markets. The core, Stuart, Palm City, Jensen Beach and Hobe Sound, holds about 5.8M SF in some 376 mostly small buildings. It is 4.3% vacant, against a five-year average of 2.6%, and absorbed 118,000 SF over the past year. Inland Martin, around Indiantown and the Kanner Highway, is different: about 2.0M SF in just 24 large buildings, 49.3% vacant, because a handful of new big-box buildings delivered at once and are still leasing up. A single county-wide average describes neither market, so we quote them separately.

Parks and Corridors

Stuart and Hobe Sound are small-bay and flex country: SE Willoughby Boulevard, SE Federal Highway, SW Jack James Drive, SW Commerce Way and SE Bridge Road. New space is coming here too, including a seven-building, roughly 235,000 SF project on SE Willoughby Boulevard due in late 2027. Palm City will add Martin Commerce Park at I-95 Exit 110: 167 acres and 1.1 million SF at build-out, with a first phase of 485,000 SF in buildings of 32,000 to 117,000 SF and units from 4,000 SF, and occupancy as early as 2028. Indiantown has Florida Commerce Park on SR 710, served by CSX rail with a 4,000-foot siding.

What Size of Space Trades, and What Is Scarce

The typical Martin County industrial building is about 12,000 SF, and 70% are under 20,000 SF. The typical lease is about 2,000 SF. Small-bay space in the coastal core is the scarce product: little of it is built, and Martin’s growth rules keep new sites few.
